What This Job Involves-

As a property Manager, you will be looking after a portfolio that includes a range of clients within both Commercial & Industrial. Your key focus will be to optimise the performance of the properties under management including maximising the rental income, controlling expenditure and completing negotiations.

You’ll work with multiple owners and focus on adding value to our clients whilst enabling you to further develop your already proven Property Management career.You’ll be responsible for preparing detailed asset plans, budgets and financial reports. Identifying opportunities to add value to the portfolio, as well as managing costs associated with these assets, will be a critical part of the role, as well as implementation of the client’s risk management strategy.

Responsible for the management and performance of the property management team and assets assigned under the portfolio, including responsibilities of, but not limited to;

  • Monitoring and collection of rental and arrears.
  • Work with the General Manager toimplement procedures that monitor the preparation of all documentation relating to residential tenancy in line with legislation and complex requirements
  • Manage own allocated portfolio within the property
  • Market vacant tenancies and coordinating leasing inspections.
  • Preside over the inspection schedule for the Property Manager team
  • Assist with Compiling weekly reports to management on performance of portfolio, including by not limited to, management numbers, vacancies (upcoming and current), bond trial balances, arrears, break lease, general community feedback and action items.
  • Have an understanding of local market trends to the team.Ensure industry trends and legislation changes are advised.
  • Inspect and provide detailed report with photos on condition of properties and to arrange any necessary related works. Further to this coordinate and oversee maintenance and property staff to ensure that all maintenance and servicing of equipment is conducted in a timely manner with appropriate notices.
  • Communicate regularly with clients (owners) and key stakeholders on property related matters
  • Tenant liaison - handling queries, complaints and needs of tenants.
  • Compilation of tenant information.
  • Checking of accounts and invoices for approval.

Both written and spoken communication skills are vital and we’ll expect you also to have great time management & organizational skills. You thrive in a fast paced work environment. You’ll be used to working with Excel, Word and PowerPoint and an Agents Representative certificate is essential. You will also need your own car and drivers licence.
